Before any design work begins, we spend real time understanding your goals, your home's existing conditions, and the realistic constraints of your budget. This usually starts as a phone or video call — no site visit required yet. We ask about your timeline, your priorities, and what's driving the project, then give you an honest read on whether your budget and scope are aligned before we go any further.
This step is where a lot of contractors rush. We don't, because misaligned expectations set here cost far more to fix later in the project.
We come to you. Our team walks the space, takes measurements, documents existing conditions, and talks through what's realistically achievable given your home's layout and structure. This is where a lot of the guesswork in a typical remodel gets removed — no assumptions made from a photo or a floor plan, eyes on the actual project.
Once scope is defined, our design team produces floor plan options, material and finish selections, and full construction drawings. We handle every permit submission directly with the relevant jurisdiction — City of San Diego, Coronado, or San Diego County — so you never have to deal with the city yourself. This phase typically runs 4 to 10 weeks depending on how quickly design decisions get finalized.
Before a single nail is driven, you receive a line-by-line cost breakdown, a written project schedule with real milestones and dates, and a payment plan — all in writing. Not a rough estimate. A real number, based on your actual design and real subcontractor pricing.

You get regular written updates throughout the build, not just when something goes wrong. Major decisions and any change to cost or scope are approved by you before work proceeds — never discovered after the fact on an invoice. Clean job sites, a team that shows up every day, and a dedicated Project Manager as your single point of contact throughout.

We go through every room, every detail, together. We don't call a project done until you do — the punch list gets closed, not set aside for "later." This is also when our Financial Controller closes out final project accounting so there are no lingering questions about cost.

For a typical San Diego kitchen or bathroom remodel, from first conversation to completed project, expect 5 to 8 months. Full home remodels typically run 10 to 14 months, and ADU projects can run 14 to 20 months once design, permitting, and construction are all factored in.
We do, as a standard part of every project. That includes plan submission, responding to plan check corrections, and scheduling every required inspection. You never need to contact the city yourself.
